Reservation Policies

Late check-outs: May be available upon request and a charge will be incurred. Please inquire prior to your departure day.
Deposit: An advance payment equal to 50% of the rental rate is required at the time of booking. The advance payment will be applied towards the rate of the villa. The remaining balance will be due 60 days before arrival, and will be automatically charged with the credit card on file. If another form of payment is requested, please contact the office to make arrangements prior to the balance due date. American Express, Visa, MasterCard, Discover and check payments are accepted.
Cancellation Policy: Cancelations occurring at least 60 days prior to arrival will receive a total refund less a $250 cancellation fee and 4% processing fee. All rental monies shall be forfeited for cancelations 1-60 days prior to arrival date. Please note that there are no exceptions to the cancelations rules due to unfortunate circumstances such as weather, illness, medical emergency, or death. We strongly encourage you to purchase travel insurance, which can be purchased at the time of booking.
Damage Waiver: A $69 fee shall be charged with every reservation as a Damage Waiver. This is intended to cover any accidental damage to the Villa up to $1200.00 by anyone in your party. In the event that something is damaged or broken, please call our office immediately in order for the Damage Waiver to apply. This Damage Waiver does not cover any intentional or malicious damage done by anyone in their party including structural damage, damage to furnishings, theft, unnecessary maintenance, and the need for extra cleaning beyond what is normally required at departure. The guest authorizes Ocean Villas to charge the credit card on file for this type of damage. If legal action is deemed necessary to recover damages, Ocean Villas will be entitled to recover administrative costs before, during and after any lawsuit and appeal.
Parking Policy: There is an abundance of free overnight street parking in front and around the property.
Our private parking garage is limited and subject to availability at the time of booking. If available, parking is $25/per night, or a flat rate of $175 if staying 7 nights or more.
Taxes and Cleaning Fees: All villas are subject to a one time cleaning fee, and applicable taxes.
NO Smoking: A $250 fee may be charged for ionization if smoking of any kind on the property is detected.
Pet Policy: We allow dogs that are under 25 pounds and there is a $150 non refundable pet cleaning fee that is added onto their reservation. No other pets are allowed. Dogs of any size are allowed, only if they are service dogs with documentation.
Items Left: Ocean Villas is not responsible for personal items left in a Villa.
Maximum Occupancy: The maximum number of overnight guests is determined based on villa size. At any time no more than the listed maximum number of guests may be in the Villas or on the Premises, unless prior approval is granted by Host.
Use: It is agreed that the Premises shall be used only for residential purposes, and for no other purpose whatsoever. Special events, weddings, and gatherings that exceed maximum occupancy are prohibited. Guest in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof. Guest further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancelation of any insurance policy covering the Premises.
Unforeseen Circumstances: If your Villa becomes unavailable due to plumbing, electrical or heating issues, roof damage or anything else beyond our control that makes it uninhabitable, we will try to move you to a comparable Villa. If a comparable Villa is not available, we will give you the option of receiving a refund or choosing an upgraded Villa, subject to availability. If you choose an upgraded Villa, any increase in rental rate will be your responsibility.
No Neighbor Disturbances: There is a Zero Tolerance Policy for noise disturbances, over occupancy or house parties. Violations will result in fines up to three (3) times the rental amount. NOISE OR CONTRACT VIOLATIONS THAT CAUSE NEIGHBOR COMPLAINTS WILL RESULT IN IMMEDIATE EVICTION OF ALL OCCUPANTS WITH NO REFUNDS GIVEN.
